What are disbursements?

Disbursements are monies paid out by Atlas Conveyancing Services such as Title Search and Property Inquiry Certificates.  These disbursements ensure that all necessary disclosures are available.  The amount of disbursements vary on each transaction. The staff at Atlas Conveyancing will include an estimate, as part of our standard fee quote to you for our conveyancing services.

 

Do I have to attend your office?

The short answer is no. We can complete all the requirements for conveyancing either by email, mail or telephone.  The only face to face requirement is that you need to complete Verification of Identity prior to settlement/documents being lodged however, this can be completed at either our office or at Australia Post (our firm will provide you the required document to take with you).  This is a requirement by Land Titles Office.

 

What is Statement of Adjustments?

At settlement Council, Water Rates (Owners Corporation and Land Tax if applicable) must be adjusted between the Vendor and the Purchaser.  The Vendor pays the rates up until settlement date and the Purchaser pays them from the settlement date until the end of the current financial year. At settlement both parties contribute to these rates and they are paid in full.  Your Conveyancer will complete the Adjustments at the time of settlement.
